RELIABLE ASSET RENTAL SCREENING CRITERIA

All tenants 18 years of age must be screened in advance and are subject to the following criteria:

  1. INCOME
    Total combined income must be at least 3 times the amount of the monthly rent (i.e. if the rent amount is
    $1,000.00/month, the applicants’ income must meet or exceed $3,000.00/month). Income must be verifiable in
    writing, which may include pay stubs, verification on company letterhead or tax returns. All written verification
    is subject to verbal confirmation by the Agent.

    Examples of income include, but are not limited to: wages, tips, social security benefits, stocks, bonds,
    child support, alimony, unemployment or other public assistance.
    A savings account may be considered in lieu of active employment if the savings account balance
    exceeds the rental requirement for the entire term of the agreement (i.e. 3 times the rent per month for
    12 months on a 12 month lease). A bank statement will be required for verification.

  2. RENTAL HISTORY
    The following items will disqualify an applicant:
    Previous evictions
    Outstanding balance owed to previous Landlord
    History of lease violations (i.e. NSF checks, noise complaints, property damage, etc.)

  3. CREDIT HISTORY
    While credit history will be weighed in conjunction with all other rental criteria, manager reserves the right to
    demand an increased deposit solely on a history of delinquent credit activity. The following items will also
    disqualify an applicant:
    Bankruptcy; Applicant will be eligible five (5) years after discharge of a Chapter 7 or 13 bankruptcy, with
    newly established positive credit.

  4. PROPER IDENTIFICATION
    All applicants must provide two (2) of the following forms of identification:
    Valid Social Security Card
    Valid Driver’s License
    Valid Permanent Resident Card
    Passport
    Visa
    Government Issued Photo ID

    There are NO EXCEPTIONS to the rental criteria for income, eviction and/or bankruptcy requirements.
